BUILDING SIX GUIDELINES
Building Six: Building Six has a total of 228 condominium units. You own and are responsible for your unit. Common elements are areas shared by all residents and limited common elements are areas only accessible by one unit. Limited use common areas are your balcony and your assigned parking space/s. Common and limited common elements, their permitted uses and restrictions, are controlled by the condominium documents and the Board of Directors. The condominium document for Building Six also spells out the permitted uses and restrictions regarding your unit.
Building Six Board of Directors: To efficiently manage the multitude of tasks involved in operating the building, a Board of Directors, having from five (5) to seven (7) volunteer directors, is responsible for the building in accordance with the Condominium Documents, Florida State Statutes (718) and local city ordinances and regulations. Unit owners elect each director for a two year term in accordance with the Building Documents.
Volunteers: In purchasing your unit, you have become a shareholder/member of the association, Bayway Isles and the Point Brittany Six Corporation. The operation of the condominium is through the association shareholders/members. We urge you to volunteer your time to assist and share in this responsibility as a board member or volunteer for various committees
SECURITY
Roving Security: A roving security guard is on duty 24 hours a day, 7 days a week and may be reached by calling 866-2858.
Security Gates: Point Brittany is equipped with security gates at each entrance. Electronic decals for resident entry may be obtained in the Management Office with proof of vehicle registration for a nominal cost. Residents of Building Six are only permitted two decals per unit. Removal of the electronic decal is done at your own risk as it may deactivate the computer chip. The decal will automatically raise the gate arm at all access points. If you require access to the facility in a vehicle which does not have a decal, contact the management office for instructions.
Point Brittany Gate Six: Gate Six is manned Monday thru Friday from 8 AM to 6 PM. During these hours, please notify the gate attendant at 866-6705 in advance of the arrival of visitors, deliveries or trades people. When a visitor arrives when no attendant is on duty, they must contact you using the keypad panel located on the left curb past the gatehouse. The visitor can scroll down to your name by touching the UP or DOWN arrow. Each resident is assigned a three digit code which will be displayed next to your name. Visitors touch the PHONE symbol and dial the three digit code. If you wish to allow the visitor entry, simply press “9” on your phone, the gate to the upper level will automatically open and the call will disconnect. It is your responsibility to insure that the Management Office has your correct telephone number programmed into the system.
Security Access from Panel: Security may be contacted from the gate access panel by dialing 001.
FAIR HOUSING ACT
Bayway Isles-Point Brittany Condominium Six Corporation, Inc. Documents, Section 11.5 states: “This condominium is considered qualified for exemption from the provisions of the Fair Housing Act as amended September 13, 1988, by virtue of the fact that not less than 80% of all units are occupied by at least one person fifty-five (55) years of age or older.”
We have been advised by our Attorney that Federal and State Courts and Administrative Agencies have interpreted the Act to mean that 100% of future occupancy must be reserved for at least one person 55 or over. When we qualified initially as Senior Housing, we were required to have at least 80% of our units occupied by at least one person 55 or over. The 20% leeway is now reserved for surviving spouses who are under age 55, or for heirs who are under 55, and are already in residence
COMPATIBLE COMMUNITY LIVING
At Point Brittany each resident retains wide discretion regarding the use of their individual unit, within the restrictions and rules in the building’s condominium documents. All other areas and facilities are owned in “common” with other unit owners. The Board of Directors has the responsibility to publish standard guidelines and rules which facilitate the effective and efficient management of the common and common use areas.
GENERAL GUIDELINES
Assuming Risks: Residents must be aware that they use common or community property at their own risk. Neither the individual condominium directors nor the PBAC directors are responsible for any unit owner’s or resident’s personal property.
Care of Property: Proper and careful use of community facilities is essential. If damage occurs through improper use or abuse, the responsible person(s) will be held accountable and charged for the repair or replacement of the item. Items such as chairs and tables are not to be moved from their designated area. Please treat all public items responsibly.
Common Area Keys: Common area keys for entry into the A/C and water heater rooms, as well as some bicycle storage areas, are available in the Management Office at a minimal cost.
Employees: Residents are expected to be courteous to all of our employees. Lengthy conversations, criticism, or interference with their performance is unacceptable. Complaints about the full time staff should be made directly to the management office and not to the employee.
Laundry Rooms: Except for the first floor, laundry rooms are located on both the East and West end of every floor. Please adhere to the posted instructions for the proper use of the machines. Laundry hours are 8 AM to 10 PM.
Littering: Please deposit refuse in available containers. Any accidental spills should be cleaned-up immediately.
Overnight Parking: Overnight parking of vehicles is limited to authorized passenger vehicles to include cars, station wagons, SUV’s, and non-commercial pick-up trucks and vans not having housekeeping facilities. Residents or guests who have vehicles other than those noted must make arrangements to park them off Point Brittany premises.
Parking Garage: No vehicle may display any advertising including “For Sale” signs. Washing, cleaning, waxing, vacuuming or “detailing” of vehicles may be done during day light hours in the car wash area next to the maintenance warehouse. Car repair is not permitted on Point Brittany premises except for emergency services. Numbered parking spaces may not be used by anyone except the unit owners/lessees unless given the right to do so in writing. For safety purposes, car lights must be on when driving in the lower level of the garage.
Shopping Carts/Valet Carts: These carts are stored behind the mailroom for the convenience of all residents. They must be returned promptly to the storage area and must never be left in the hallways or elevators.
Soliciting: Soliciting on the common elements on behalf of commercial, religious or political interests is prohibited.
Smoking: Smoking is not permitted in any of the common or common use areas of the building.
Storage Units: Each unit has been assigned a designated storage locker. Combustible materials, explosive materials, or chemicals are prohibited from being stored in these lockers. Storage of personal items in any other common use area is prohibited.
Water Heater Alarm: The water heater rooms have been equipped with a detector system. An alarm is sounded if the detector senses moisture. Your common area key opens the water heater room. If you hear the alarm, please take immediate action by:
a. Contacting the Management Office, Mon. - Fri. 8:30 AM to 5:00 PM (727-866-2655)
b. Contacting the Roving Guard at 727-867-1858 when the office is closed
c. If you are able, turn off the valve on the top of the leaking water heater.
d. To silence the alarm, remove the battery from the detector. Please notify the building custodian to reset the alarm.

NOTE: You should ensure that the valve on your water heater is easily movable. If you encounter difficulties with the valve, contact the Management Office to schedule assistance.
Children: Point Brittany is a “55 and over” community and therefore children under the age of 15 are not permitted to reside within the condominium property.
Entering of Units: In the event of an emergency, a security guard may enter a unit accompanied by a maintenance person or a member of the board of directors.
Extended Absence: To minimize any possible problems during an extended absence or hurricane season, you must adhere to the following:
a. Balconies and first floor units - Remove all furniture and loose objects from the balcony.
b. Water- Turn off water to toilets and hot/cold water lines to your sink and ice maker. Turn off water supply valve on top of your hot water heater.
c. Air Conditioner Unit - Air conditioners must be left on with the thermostat set no higher than 84 degrees.
d. Sliding Doors - The sliding door track is designed to drain water that accumulates in the track out to the balcony. Do NOT fill the tracks with rags, newspapers or other material.
e. Refrigerator - If you choose to turn off your refrigerator, we ask that you remove all food and prop the refrigerator door open.
f. Management Office - should be notified of your updated emergency contact information and your non-Point Brittany telephone number, if applicable.
Insurance: Each Building Association carries insurance to protect the common areas and
structural components. The contents of the interior of each condominium are the responsibility of the owner. These include personal property, appliances, floor and wall coverings, built-ins etc. State law requires owners to maintain hazard and liability insurance. Units on lower floors may want to consider flood insurance. Please contact your Insurance Agent for additional State requirements.
Locks: In accordance with Florida State Statutes, each unit owner must provide security personnel with a second key (or combination) to all entry locks. For your own safety and security and that of your fellow residents, we ask that you do not give keys to contractors or other outside personnel.
Lockout Service: This service is available to any resident who has misplaced the keys to their unit. There is a charge for this service for each occurrence in excess of one per three-month period.
Maintenance Payments: As a convenience to all owners, maintenance payments may be made by electronic fund transfer (EFT). This has the advantage of insuring that payments are made on time. Checking or other accounts are debited on the 3rd day of the month. Those individuals who choose to use coupons must insure that their payment arrives at the bank by the 10th of the month, otherwise a late fee will be assessed.
Pest Control: As part your maintenance fee, residents have their units treated by a qualified exterminator. Treatment is done once a month. If the resident is not home, a note is left stating the date the unit was treated. Unit owners not wishing to receive this service may do so by informing the Management Office.
COMPLIANCE PROCEDURES
Condominium living requires a certain degree of discipline, consideration for others, and the desire to respect each resident’s privacy as well as to comply with all the published rules and regulations. Enforcement procedures are available and include but are not limited to the issuances of a citation by security personnel. The first citation may be classified as a warning, subsequent citations could result in a fine. The Board of Directors has extensive legal procedures which may be used in the event of serious infractions of the published rules and regulations. Florida State Statues allow the prevailing party to recover reasonable attorney fees and associated costs of enforcement.

ATTACHMENT A
IF THERE IS A FIRE IN YOUR UNIT
a. Leave your unit immediately, close the door behind you. LEAVE YOUR DOOR UNLOCKED SO FIRE PERSONNEL CAN ENTER.
b. Pull nearest fire alarm box (Push the front square plate in and pull down). This will alert the fire department and activate the building fire alarm system so others will know there is a fire.
c. To exit the building, you must use stairways. DO NOT attempt to use the elevators.
IF THERE IS A FIRE IN THE BUILDING
a. When you hear the fire alarm, a voice message will also be heard in your unit.
b. If the voice message says to evacuate:
And there is NO smoke, it is probably safe to leave your unit and go to the nearest exit/stairway. (The elevators will not be operational.)
Leave your door closed and unlocked.
Walk to the nearest stairway and go down to the floor where there is no recorded announcement, only strobe lights (at least two floors below yours). If you leave the building, go to the parking lot across Leeland Street.
Stay away from fire trucks and fire personnel. Wait for their instructions before returning to the building.
If there IS smoke in the corridor:
Close your door and stay in your unit. Leave your door unlocked.
Shut off air conditioner/heater and close windows so smoke is not drawn into your unit.
Fill tubs and sinks with water.
Place wet towels along the bottom of your door.

STROBE LIGHTS ARE FLASHING IN CORRIDORS BUT NO VOICE MESSAGE
Flashing strobe lights without a voice announcement means that:
The fire alarm system has been activated somewhere in the building but your floor is NOT in danger.
The elevators will be out of service. Stay in your unit and await instructions. Be patient and try not to panic. Do not call the Gate house or the Management Office. They will not know what has activated the alarms.
