Introduction to Point Brittany


POINT BRITTANY ADMINISTRATIVE CORPORATION, INC. (PBAC)


The Point Brittany Administrative Corporation (PBAC) is organized to represent, guide, assist and serve as the central common policy making and unifying entity. The PBAC assumes responsibility for the effective administration and management of the common facilities. Two (2) representatives from each building Board of Directors are members of the PBAC Board. The Board votes on a variety of issues  and establishes the rules and regulations for the benefit of all residents. The Point Brittany population at large elects the president and vice-president of the PBAC. Elections are normally held in December with the new officers assuming their positions in January. The Board employs a full-time general manager and staff to run the day-to-day operations of the community, as well as preparing annual budgets, maintenance of  facilities, security and all other matters required to keep your property safe and in good repair. Rules covering the use of the “Community Facilities” (recreation and commercial) are established and   
enforced by the Board through the general manager. The PBAC has a “welcome to your condominium home at Point Brittany” booklet that outlines information, rules and regulations for the community.  This booklet is available in the management office at no charge.

PBAC MAINTENANCE SERVICES 
As a convenience to residents, maintenance personnel are authorized to enter condominium units for the purpose of performing tasks as outlined below when the owner is present. Custodians are prohibited from entering units during working hours. It should be noted that Point Brittany is not an assisted living community and, as such, unit owners should consider their unit in the same light as a home where repair, replacement, plumbing and electrical services are performed by a commercial company. A list of recommended professionals suggested by  residents is available at the clubhouse office. Please remember that it is not the Board members responsibility to correct   problems that may arise in your unit.

The maintenance staff is available to perform emergency stop-gap services, these services are provided on an availability basis Monday thru - Friday from 8:30 AM until 4 PM. Some of the available services include:
  •  Installation of light bulbs.
  • Repair of window hardware peculiar to Point Brittany, i.e. window spirals and window cranks
  • Replacement of minor plumbing parts.  
  • Installation of ceiling fans, light fixtures and other miscellaneous tasks.

NOTE:  Requests for the above services must be made through the Management Office. Please note, there is a fee charged for these service.
PBAC COMMERCIAL FACILITIES
     Country Store - The store is owned by Point Brittany and operated by an independent operator.

     Bayway Building - General Medical Doctors' Office,  Physical Therapist, Travel Associates, Studio 81 Hair Salon and a community meeting room, are conveniently located for your use.

     Professional Building: A real estate office as well as other professional services.
